ARE YOU A LAND OWNER LOOKING FOR A CUSTOM BUILDER?

757 Building Co. is a local custom home builder in the Hampton Roads and the surrounding rural areas. We have several building plans and models to choose from, and you can certainly modify the plans to suit your style and needs. We also are one of the few builders in Hampton Roads that build Barndominiums.

Since you already own the land, the most crucial decision you will make in this process is choosing your builder.

Finding a builder that fits your needs, style and personality is important. We interview with all our clients, to see if we are a good fit. If you are interested in a consultation with us, fill out the contact form below. And in the meantime here are some important things to note that you can expect after you choose your builder.

1. Select Model
Select the model plans you want to build (modifications can be underway)
2. Pick Location
Establish the desired location of your future home on the lot (yes, you need a survey)
3. Collaborate
Collaborate with your builders team on finishes so the builder can start pricing our your new home project
4. Finalize
Once pricing is presented, make final decisions on home placement, clearing, finishes and upgrades and enter a Contract to Build with your chosen builder
5. Feasibility
Now the feasibility work begins – survey, site plan, utility design, VDOT permits, wetlands, building plan submittal, etc.
6. Permit approval
Be prepared for a few months to go by, the feasibility process and waiting on the county to approve your building permit can take time.
7. Break Ground
Once building permits are in hand – it’s time to break ground (“the good stuff”)
What about Financing?

Since you already own your land (or if you have land under contract) you will want to find a local lender that specializes in CP Loans (Construction to Permanent Loan)

The CP loan can be Conventional, FHA and VA – rates and fees vary with each loan type – please seek council from a licensed lender.

The CP loan will fund your build as progress is made with an Interest Only Loan, and when your home is completed the loan will transition to a permanent traditional 15-30 year loan.
